My miracle closing

WOW! This was such a journey for my buyers!! We finally made it to the closing table though and I am so happy you guys are able to be closer to your grandkids!

So storytime...

My buyers had a pretty rough time getting this home. They first had to sell their farmhouse in Jersey, which was a mess from start to finish.

When they listed their home in Jersey, we started the search immediately for a new home in Berks county. We came across this great 1 floor living home in Blandon... but someone else got it before we had a chance to get our showing in!

My buyers were crushed. This was the perfect home for them. Well... thank goodness I kept in touch with the listing agent... as the buyer WALKED AWAY after financing issues. So my clients were able to swoop in and get the house!!!

So everything is going great on this side of the river... when I get the dreaded phone call.... My clients septic system in their current home FAILED. And, to top it off, they lived in a wetland area... so the septic cost them over 40k to put in... Thank the lord they had a massive amount of equity in the home and were able to put the septic in.

This really threw a wrench in our plans... the buyers for their home went back and forth for WEEKS and they could not come to an agreement on what to do with the home... so a week before my buyers were supposed to close on their home here in PA... they terminated.

They were heartbroken. Without selling their NJ home they would not be able to purchase the PA one. So the search stopped. Everything sat still while we hoped and prayed they could come to an agreement on this septic issue.

A few days later their prayers were answered. The septic issue was resolved and we were back on track with a delayed settlement. But now, we had no place to live in PA. The house was back on the market, and being shown to buyers all weekend... Well, we worked some magic and were able to get the seller's of the PA home to agree to an extended settlement and BOOM we were back under contract.

If I lost you don't worry, I'm pretty lost myself...

So, through all of this we somehow get to the settlement table... Finally some relief for my clients. WRONG, the buyers of their NJ home were sitting at the settlement table in NJ, refusing to sign papers and were still fighting for every little penny they could get out of my clients. After about 2 hours the buyers FINALLY signed the paperwork.

Needless to say this was probably my most stressful transaction of my career.

The look of happiness on their face after they signed the final paperwork for the PA home made it all worth it though. They were so happy, so relieved, so thankful that they finally had a place to call home. It was a hell of a journey, but we got here.

Moral of the story… your job is to keep your clients cool calm and collected. Even if the transaction is falling apart in front of you like a horrible train wreck you cant take your eyes off of. Even with everything out of your control, you still have to maintain a positive mindset. Your client needs you. Regardless of what is going on in the transaction, putting their needs and feelings first is key.

Every single problem you come across has a solution. You just have to figure it out.
