5 Must Do’s To Get Top Dollar

Do not be one of these people that are doing a price reduction. Here are 5 DEADLY mistakes that you can make that will get you less money in your pocket.

Over Pricing Your Home

The 1st mistake is pricing. Yes, even in a strong seller’s market you need to price your home correctly. Too many times have I seen homes go onto the market, over priced, and guess what? They end up with a price reduction or sitting on the market for weeks = weaker offers, less competition, which means less money in your pocket. I can not emphasize enough how important this is.

Not Hiring A Realtor

The 2nd mistake sellers make is not hiring an agent. Ding, ding ding, I know you think you are “saving” commission when you decide against listing with an agent, but you are actually draining yourself from all the net profit you could be getting! There are so many reasons this is a bad idea, but here are a few of my favorites… 

You probably have no idea what you are doing… and I would imagine you are either asking someone what to do, or Googling it… either way that’s not the best idea. Google is amazing, don't get me wrong, but you are literally selling one of your largest, if not largest asset. And you are going to trust the internet? 

On top of that, how are you marketing the property? It’s not in the MLS which means you are missing out on like 95% of actual buyers, who are represented by agents. Without using an agent how do you know a potential buyer is approved? How do you know they are actually in the market to buy a house, and not just there to scope out the place?

You are also attracting people looking to save money… just like yourself, which poses the obvious issue. 

You are also highly limiting yourself to the amount of buyers who will see the property, meaning a slim chance of getting multiple offers. Getting multiple offers is great for a seller, because then you are more in control of those offers and can drop some of the normal contingencies.

And don’t even get me started on the paperwork… I could go on and on with this one.

Skipping A Fresh Coat Of Paint

Mistake numero 3 people make is having crazy colors in their home. Yes, I know lime green and fluorescent yellow are your favorite colors, and I’m sure it looks great in your space. But, you are moving, so the whole point is to make the house look inviting to potential buyers. Throwing up a nice neutral color makes the home feel clean and crisp, and much easier for a buyer to envision themselves in. And it is one less thing the buyer has to worry about when moving in.

Skipping Repairs

The 4th mistake I see sellers make is not repairing issues prior to listing it. You think this would be obvious, but it's clearly not. If you have a leaking pipe, broken glass, flooring that is ruined, broken appliances… just fix it. Unless you are willing to lower your price down to market value with the fixes that are needed… just take care of it. It will boost the amount of people who want to see your home, and you’ll end up getting that top dollar in return.

Leaving A Mess

The final mistake I see people make is NOT DECLUTTERING. Oh my gosh, I can’t even begin to tell you all of the horrible pictures I’ve seen of people selling their homes. There is clutter everywhere, the home is not staged and it looks like a hot mess. The pictures a buyer sees of your home is the first impression they are getting. This can make or break the sale. What do you think is going to attract more buyers; a clean, neutral, staged home. Or a house that has trash all over, clothes laying out, a picture of grandpa sleeping in his chair or crooked photos? (And shame on you if you're an agent that takes their own pictures like these and posts them, do better). Decluttering your home is the easiest way to make it look for sale ready.
